Who we are


Financial North is a boutique firm specialised in real estate debt, based in Spain, d more than 25 years of international experience in lending.

We were founded with the aim of bringing institutional-grade debt structuring to a segment of the Spanish market — prime and super-prime residential property — typically underserved both by standard mortgage channels and by the major international banks. Most of the borrowers we represent are international, with profiles that do not fit conventional underwriting templates: cross-border income, ownership through corporate structures, multiple residences, and the discretion considerations that come with all of the above.

Our work rests on several principles we consider essential in this segment. Every mandate is led, from origination through disbursement, by the same person, with direct access to the credit decision-maker on the lender’s side. We deliberately accept fewer transactions than are brought to us, because each file we take on must be properly prepared and structured before it is presented to a lender — this is how we have maintained, with a lender specialised in the Balearic Islands, a 100% closing rate over the past 16 years. And we keep our lender panel deliberately small, so that our judgement carries weight on both sides of the transaction.

Financial North is registered with the Banco de España as a real estate credit intermediary under Law 5/2019 (LCCI), with registration number E595, and operates to the standards required of regulated intermediaries in Spain.
