Bridge financing — bridge mortgage
Short-term temporary financing for non-resident HNWI clients who need to close the acquisition of a residential property in Spain before having sold a previous asset. Bullet structure with periodic interest payments during the term and principal at maturity, repaid through the sale of the prior asset or by refinancing with a long-term mortgage.

Custom-built home construction
Combined financing for the acquisition of land and the construction of a bespoke residential property. Drawdown by certified construction milestones, grace period during construction and conversion to a conventional mortgage upon final certificate. Particularly active in the Balearic Islands, the Canary Islands, the Costa del Sol and the Costa Brava.

Multi-asset mortgage — portfolio facility
A single financing facility secured against several residential properties in Spain owned by the same non-resident HNWI client. Cross-collateralised structure with release clauses that allow the client to sell or refinance each asset individually while maintaining the overall ratios of the financing.
Minimum properties: 2 · Aggregate appraisal: ≥ €10,000,000 · Minimum amount: €5,000,000 · Overall LTV: 50–65%
Trophy asset financing — unique properties
Mortgage financing for residential properties that are unique by value, by architectural or historical singularity, or by location: urban palaces, country estates with manor houses, premium branded residences, one-of-a-kind seafront properties. Specialised valuation by approved appraisal companies with experience in non-replicable assets, and bespoke structuring with a very narrow universe of lenders.
